About houses sales

  • The average sale price in Spain is extremely variable in the cities and in the country. Within the cities there is much variation between suburbs. In some suburbs the cost of land could be as high as 1 million pesetas per m2, while in others it may not reach 100.000 pesetas per M2.

  • From 1980 there has been a sharp fall in the number of fully paid properties in the city only. What does this mean? Some hypotheses according to our experience:
  • Frequently we appeal to external finance. Today we don't worry about owing money, because there are more facilities for borrowing (without forgetting the difference between types of interest before and now.)
  • Shelter is not now the greatest worry of the family. Before, most of the money available was marked for housing; now much more is spent in consumption (car, holidays; leisure time; social life; etc:)
  • Ownership of property is a hindrance when desirous of changing lodging or employment.

Legal framework

  • The Spanish government is preparing a package of fiscal incentives to increase the number of rental properties available in the country; number one in Europe in properties privately owned while the availability of rental properties has decreased dramatically. With these measures the Administration seeks to give incentives to the private enterprise to put on the market a greater number of houses for rent, thus permitting a drop in prices.   • As well as this there are special incentives for the young with low resources who want a first house, to allow them to buy in place of renting.
